If we thought the shifts in St. Cloud lifestyles had been developing rapidly, the onset of COVID-19 and the disruptions now upon us make yesterday’s changes seem positively glacial. In the past two weeks, we’ve seen fundamental dislocations in nearly every aspect of St. Cloud living—changes that make trying to plan ahead mostly an exercise in “maybe, if this” followed by “unless that…”

When it comes to the most major plans—and St. Cloud real estate purchases or sales are that—it’s hard not to throw up your hands and just shelve the whole matter until the world calms down. When it’s possible to do so, that’s not unreasonable.

Yet, for those whose circumstances demand action sooner rather than later, or who are already proceeding with a purchase, there is some good news­—news that won’t come as a surprise to anyone who’s completed a real estate transaction recently.

From the start of a house hunter’s opening canvass of St. Cloud’s online listings, through the slide shows and virtual tours of the properties for sale—all the way through the use of today’s ultra-secure online legal contracting systems—very little is left of 20th century real estate customs. It would have been hard to imagine just a few years back, but many a sale is now largely conducted virtually—sometimes from thousands of miles away.

The fact is, little of what is required to complete St. Cloud real estate transactions demand any physical interaction at all. The need to observe strict social distancing may involve a few workarounds­—but it won’t prevent buying or selling.

That reality doesn’t fully answer many questions prompted by today’s circumstances: Is selling my home even going to be possible? Will buyers be interested? Will lenders be lending? For real answers now, give me a call!
